Capital Gains Tax Changes: Special Valuation Offer for Investors

2027 Capital Gains Tax Changes: SpecialValuation Offer for Investors

With changes to Australia’s capital gains tax (CGT) arrangements taking effect from 1 July 2027, now is a good time for property investors in Perth and across Western Australia to review their plans with their accountant.

Understanding your investment property’s value can help inform those discussions. To support our clients, Peak Central Property Group has partnered with Opteon and secured a special offer on independent property valuations.

Why review your investment property now?

The Australian Government has announced changes to the CGT discount arrangements for capital gains accruing from 1 July 2027. For investors holding property across this date, understanding how the transition applies to their circumstances will be an important part of future tax planning.

An independent property valuation can provide supporting information for discussions with your accountant. However, the valuation date and type of report matter. Before ordering, ask your accountant what evidence is appropriate for your property and circumstances.

You can find an overview of the reforms on the Australian Treasury website.

Property valuation offers available through Opteon

Peak Central clients can access the following starting fees:

Residential full valuations from $399 including GST

A comprehensive on-site assessment completed by a Certified Practising Valuer. This option includes a property inspection and provides an independent assessment of its value.

Residential desktop updates from $119 including GST

An assessment completed without a property inspection, providing a more affordable option to update your valuation. Speak with Opteon and your accountant to confirm whether a desktop update is suitable for your intended purpose.

Commercial valuations by quotation

Commercial property valuations are quoted individually, with the fee tailored to the property and assessment requirements.

Arrange a valuation now, with an update option in July 2027

Opteon’s approach allows you to arrange a full valuation now, with the option of a desktop update in July 2027.

This may help you understand your property’s current value while planning ahead. A current valuation and a future update serve different purposes, so confirm the required valuation date and report with your accountant before proceeding.

A property valuation and a market appraisal serve different purposes

A real estate market appraisal provides an agent’s estimate of a property’s potential selling price. A formal valuation is an independent assessment prepared by a qualified valuer for a specified purpose and date.

If you need a report to support tax planning, ask your accountant which assessment is appropriate rather than assuming a sales appraisal will meet your requirements.
