Frequently Asked Questions
How do I book a property viewing with Peak Central?
Simply click "Register for a Viewing" on the property listing you're interested in. You'll be redirected to the online application portal, where you can register and manage your inspection bookings. Once registered, you'll receive instant confirmation, directions, and updates if anything changes, so you'll never miss an inspection.
What documents do I need to include with my rental application?
You'll need photo ID, proof of income, and rental history (or personal references if you're a first-time renter). Upload these when completing your online application to help us process it quickly.
How long does it take to hear back after submitting an application?
Most applications are processed within 1–3 business days, depending on reference responses and owner approval. We'll keep you updated every step of the way.
Can I apply for a property before attending a viewing?
Yes, you can submit your application through our online application portal before attending a viewing.
However, your application will only be considered once you (or an authorised representative) have attended the inspection in person. This ensures you've seen the property and are confident before proceeding.
What happens if I can't attend a scheduled inspection?
If you've registered for a viewing but can't make it, simply reply to the confirmation email to let us know. You can nominate someone to attend on your behalf or re-register for the next available inspection time.
How is rent paid and when is it due each week?
Rent must be paid weekly and in advance via BPAY only. Your unique BPAY reference and payment details will be provided in your tenancy agreement.
What costs do I need to pay before moving in?
You'll need to pay the bond (usually four weeks' rent) and the first two weeks of rent in advance before collecting the keys.
How do I report maintenance or repairs during my tenancy?
Submit all maintenance requests through our online Tenant Portal. For urgent issues (e.g. burst pipes or no power), please call our office directly during business hours.
Can I have pets in the property?
This depends on the property and owner approval. You'll need to complete a Form 25 – Pet Request Form before bringing a pet into the property, in line with WA tenancy laws.
What are my responsibilities when moving out of a rental?
Ensure the property is clean, keys are returned, and any agreed repairs are completed. A final inspection will be carried out using your original Property Condition Report. You or your representative should attend in person to go through the report.
How often will property inspections take place?
Routine inspections are generally conducted every 3–4 months. You'll always receive prior notice, and while attendance isn't mandatory, you're welcome to be present or have someone represent you in person.
What happens if I want to end my lease early?
You can end your lease early, but break lease fees and advertising costs may apply. Contact your Property Manager to discuss the process and minimise costs.
Who do I contact for after-hours emergencies?
Refer to our Emergency Plan on the Tenant Resources page for guidance. It lists urgent issues and approved contractors you can contact outside of business hours.
Do you offer long-term or short-term rental options?
Most of our properties are leased for 6 or 12 months, though shorter or longer terms may be available on request. Check the listing or contact our team for details.
